Most buyers know, when it comes to selling your home, a first impression is sometimes all you have — especially in today’s competitive environment. The article discussed many tips and ideas to keep potential buyers interested — and entice them to stop by and take a look inside. Specifically:

You look mah-velous. Sure, you upgraded the inside of your home and have it staged beautifully. But remember, during the dreary winter months, the outside of your home should look cheerful and inviting. Paint or re-stain the front door, repair the roof and gutters if needed and keep the garage doors and windows clean.

Hold an open house party. Open houses are the norm when selling a home, but some sellers are upping the ante on the open house by offering wine, catered food, live music and prizes. A fancy shindig could start a buzz on your property and make your home memorable.

Take home staging to the extreme. It’s well known that staging your home can help it sell faster, but some sellers are taking staging a step further with an ancient Chinese philosophy. Feng shui stagers rearrange the elements of a home to improve its chi, or energy. Good chi makes potential buyers feel more welcome.

Price your home smartly. Be realistic in your expectations. You didn’t sell it a year or two ago and what you might have gotten then won’t be what you should hope for now. It’s a buyer’s market now and that means they have less reason to negotiate. Ask a fair price and avoid being passed over.
